    Geneva’s most sought-after areas for prestige real estate

    The canton of Geneva has 45 municipalities, but roughly ten concentrate most of the demand in the high-end segment. Each has its own identity, owner profile and pricing dynamics. The following overview reflects our perspective after fifty years of local transactions.

    Cologny, the benchmark on the left bank

    Cologny remains Geneva's reference municipality for prestige real estate. Its gentle slope towards the lake, parks and early twentieth-century villas create a particularly sought-after environment. Prices range from around CHF 22,000 to 35,000/m² for properties with open views. Proximity to the International School and the Golf Club of Geneva further strengthens its appeal to international families.

    Vandœuvres, space and discretion

    In Vandœuvres, land is a major component of value. Properties with plots of 4,000 to 10,000 m², often mature and landscaped, attract families looking for privacy and space. Strict limits on new construction reinforce scarcity and support long-term values. Representative villas typically trade between CHF 16,000 and 24,000/m².

    Champel, refined urban living

    Champel combines city life with a strong residential character. Turn-of-the-century buildings around Boulevard de la Tour, private townhouses near Avenue de Champel and proximity to the cantonal hospital and university make the district especially popular with medical, academic and liberal professions. Prime apartments typically trade between CHF 18,000 and 26,000/m².

    Genthod and Bellevue, the discreet right bank

    The right bank was once perceived as less prestigious than its neighbour. That view is increasingly outdated. Genthod, Bellevue and Pregny-Chambésy offer exceptional properties, often with south-facing views over the lake and Mont Blanc. Immediate access to the airport and the United Nations district is operationally decisive for many international buyers. Indicative range: CHF 15,000 to 22,000/m².

    Vésenaz, Collonge-Bellerive and Anières, Geneva's lakeside lifestyle

    These left-bank municipalities, further from the city centre, offer an attractive balance: a near-rural setting, frequent lake views, good schools and prices that remain comparatively reasonable for Geneva, generally CHF 14,000 to 20,000/m². Anières in particular has attracted buyers over the past five years who place a premium on lifestyle and immediate proximity to the lake.

    Eaux-Vives and Florissant, sophisticated city living

    For buyers who want to remain in the city, Eaux-Vives, Florissant and Malagnou offer a strong stock of high-quality period apartments. Proximity to Parc La Grange, the waterfront and the harbour makes them a natural choice for urban buyers. Penthouses with terraces can reach values comparable to Cologny.

    A practical question: how should you choose?

    Price alone is not enough. The right area depends on your daily life:

    • For a family with children in international schools: Cologny, Vandœuvres, Genthod, Pregny.
    • For an active urban lifestyle: Champel, Eaux-Vives, Florissant.
    • For privacy and space: Vandœuvres, Choulex, Jussy.
    • For a residence combining private and representative use: Cologny, Bellevue, Pregny-Chambésy.
