In 2026, Gérard Paley & Fils SA marks half a century in Geneva's prestige property market. Fifty years within the same firm is unusual enough to deserve reflection and an opportunity to share what has shaped our approach since the first transaction.

1976, the beginning

Gérard Paley founded the agency in 1976, at a time when Geneva was emerging from a decade of profound change and the local property market was becoming more structured. The agency quickly focused on high-end villas and apartments, building its work around detailed knowledge of the municipalities on the left bank.

A family succession and a stable team

The second generation took over while preserving the founding values of discretion, expertise and high standards. The firm's strength also lies in the stability of its team, with several colleagues having more than fifteen years of service. This continuity matters to clients, who can work with familiar advisers across successive property projects.

Fifty years of transactions, and what comes next?

More than 500 properties sold, hundreds of families supported across generations, and the trust of institutional clients, family offices and international buyers. These figures represent less a sales record than the accumulation of long-term relationships.

Three principles guide our work:

• Local knowledge matters more than geographic reach. We do not claim to cover all of Europe, but we know the streets of Cologny and the lanes of Vandœuvres in detail.
• Discretion is not a marketing argument. It is a working condition. A growing share of our activity takes place off market.
• Candour matters more than commercial optimism. Advising a client not to buy, or to reconsider an asking price, is part of the job.

Expansion into general contracting

Over the years, clients asked us to go beyond brokerage. Renovating an acquired villa, transforming a prime apartment or managing work in accordance with heritage standards are now assignments we undertake through our general contracting activity, together with selected architects and specialist trades.

This dual capability, brokerage and project delivery, is one of our distinguishing features. It gives clients a single point of contact from the acquisition project through to completion of the work.

Our view of the decade ahead

Geneva's property market will continue to evolve. The energy transition, digitalization of transaction files, changes in property taxation and tighter regulation of heritage renovation all require cross-disciplinary expertise. We believe the value added by a prestige broker is shifting from simple intermediation towards broader advice on property wealth.
